            Hello Homeowners!!!

If you or anyone you know are thinking about selling your home, here are some helpful tips I hope you enjoy :)


The First thing I would like to talk about is the first impression. First impressions matter, and where is the first impression made these days? Pictures. When we market your property for sale, pictures are as important as pricing. In today’s world, more and more people search for properties to buy online, and one of the first things we do is look at pictures of the property. It is all about the visual. Now let’s say the pictures look great and all the descriptions and price fit, next step is viewing the home for the first time. Many times, I have taken clients to see properties and the pictures look but, when we enter the property BOOOM, the property does not look exactly like the pictures.                                                                                    

So here are some suggestions I am offering to you:

First look for a Realtor/ Real estate agent that will give you suggestions on how to declutter, and advise before marketing you home. We work with buyers all the time, we see their expressions, hear their comments when we enter a property.  Be open minded when your agent gives you advice, we are not critiquing your property we are only trying to help you sell. As homeowners, we always think that our house is perfect just as it is. We need to see our home through a buyer’s eyes. When selling your home, you should declutter and depersonalize so a buyer can see themselves living there. Also, we should make any repairs needed because although you may feel it is minor, a homebuyer might not.


I, for example have a keen eye and will advise you as if your house is mine.                    What I would do to make my home the best showing property?
Depersonalize, pay attention to curb appeal, and remember it is about the visual. We create an emotional attachment to our property for one reason, or another, but we can’t let this attachment interfere with the negotiations. The new buyers are ready to create their memories.

Real Estate buyers

Hello buyers,
                       as a Real Estate agent, I would like to explain a little about how we work to help you to find your dream home. One of the misunderstanding about buying a property is that a buyer assume that they need to call the agent that is listing the property to make a deal, any agent can show a property that is listed, we can also help you to make a deal if the property is listed for sale by owner. A buyer only needs one agent to help them find a suitable property (The buyer’s agent), meet your agent and see if there is a connection before you sign a buyer’s agency agreement, because when you sign an agreement for the agent to work with you only that agent can help you for that period stated on the agreement (unless you ask to be released from the agreement and the agent agrees) to work with another agent. When we work with buyer’s or seller’s we create a relationship with that person because we work side by side to either find a property or sell their property and we have the fiduciary duty to that client. I will explain more about our duty to our clients in another blog. Let’s get you ready to buy your dream home.

To increase your chances on getting the property of your dreams, you must make sure that you have all the ducks in a roll.


       1 -    Get prequalified for a mortgage if is not a cash buy.
You'll be able to make a firm commitment to buy and you also be able to look for properties within your reach. Your agent also has contact with loan officers if needed.

      2 - Stay in close contact with your real estate agent.
Your agent will be looking for any new listings that comes available in our MLS (Multiple listing service) that meet your criteria. Be ready to see a house as soon as it comes on the market  if it is a loving home, chances are that will not stay on the market for too long. You can search for listing as well on sites such as realtor.com , Zillow.com or RE/MAX.com, if you find something you like make sure to write the address and inquire more information from your agent about the property. We will schedule showings when you are ready to view a property. Make sure you give the agent some notice prior to showing, some properties are occupied and needs advanced notice for showings.

       3 - Be ready to decide.
Spend some time in advance deciding what you can afford and make a list of the must have in a home so we can help narrow the searches for a property that suits you.

       4 - Bid competitively.
If your first inclination is to start out offering something much less than the highest price you can afford, just remember if you go too low, you may lose out on your chance of getting your dream home.

       5 -  Keeping contingencies to a minimum will be more appealing to sellers.
Some restrictions as the need to sell your property before you can move, can make your offer unappealing.  You can always talk to your lender about getting a bridge loan to cover both mortgages for a brief period.

       6 - Don't get caught in a buying frenzy.
Only put your offer on a property that best suits you, I always say “When you enter a property for the first time, you will know within you if that property is the one you have been searching for.”  Even though making an offer attractive is the ideal, we shall not neglect inspections, it is important to ensure the house you fall in love with is a sound investment.
